Local family snaps up Grange home for $1.48m

A COMPETITIVE auction in Brisbane’s inner north has sold under the hammer for $1.48m.

The 1932 character two-bedroom, one-bathroom home at 12 Lanham Ave, Grange headed to the auction for the first time since the home was built on Saturday August 19.

The home situated on a 602sq m corner block with dual street frontage contains many of its original features such as traditional timber floors, VJ walls, ornate ceilings, classic fretwork and stained glass.
A total of 20 bidders registered to take part in the auction.

Property agent Caleb Mayberry from Ray White Ascot said the result was wonderful.
“We had over 100 inspections for the property, it‘s a good outcome for the sellers,” Mr Mayberry said.
“The auction was fanatic at times.

“A local family purchased the property trying to buy into what is a popular side of town.
“The market is increasing energy week on week and there is a great number of buyers are looking to get back into the market.

“With last years intensity of the market and interest rates rises, buyers have been disenfranchised and see now as an opportunity to get back in.”
According to PropTrack data the median house price for a home in Grange between August 2022 and July 2023 is $1.455m.
